A manager in another state
Admir bought his East Nashville 4-bedroom in November 2019. A manager based in Charlotte ran it for him, along with about 20 other homes in Nashville.
The early years were good. By 2024, though, costs kept climbing and the arrangement stopped working for him.
Why he called
Michael, Venturebnb's Nashville specialist, emailed him twice. Admir called back and asked to meet in person, so they had lunch in Germantown in June 2024.
He kept his terms simple. In his words: "Let's give a shot. Six months, seven." The agreement was finished that July.
A slow first winter
Venturebnb took over in August 2024, while the previous manager still had a few reservations on the books. The team looked after those guests through the handover.
The first months were not easy. Admir says it was a struggle until New Year, "and then really took off."
What changed
Spring 2025 brought the strongest months on his Venturebnb statements. Admir credits the booking and pricing, and having Michael's line open when something comes up. As he puts it, "when the issue comes, we solve it on the fly."
The growth held. Revenue from January to August 2026 ran 7% ahead of the same months in 2025.
Where it stands now
Over the 12 months from September 2025 to August 2026, the house earned $67,887 at 63% occupancy, with a 4.77-star rating across 44 guest reviews.
Admir is candid about what he can't control. Property taxes on the house and HOA dues have both climbed sharply, which squeezes his margin. He's clear that isn't on Venturebnb.
