The short version. These terms are the rules for using our website and other online Services. Our site gives general information. It isn’t legal, tax or financial advice, and the numbers on it are not a promise about your home. Real deals happen only in a signed management agreement. Guest stays follow your booking platform’s terms and the house rules. If you agree to texts, you can reply STOP any time. If we ever have a dispute, Section 17 says it goes to individual arbitration, not a class action, unless you opt out within 30 days. Please read Section 17 carefully.

1. Agreement to these terms
These Terms of Service (“Terms”) are a legal agreement between you and Venturebnb Co., a Kentucky corporation (“Venturebnb,” “we,” “us,” “our”). These Terms apply when you use venturebnb.com, our landing pages and quizzes (including venturebnb.perspectivefunnel.com), our forms and scheduling pages, and our texts, emails and calls (together, the “Services”). Our affiliates, including Venturebnb KY LLC, Venturebnb TN LLC and Venturebnb Co-Hosting, LLC, may provide services in specific states under their own signed agreements, and may enforce these Terms as if they were Venturebnb.
By using the Services, submitting a form, booking a call, or agreeing to receive texts, you agree to these Terms and to our Privacy Policy, which explains how we handle personal information. If you don’t agree, please don’t use the Services.
Section 17 has an arbitration agreement and class action waiver. It affects how disputes are resolved. You can opt out within 30 days as described there.
2. Who can use the Services
You must be at least 18 and able to form a binding contract to use the Services. If you use them for a company, trust or other entity that owns a property, you confirm you’re allowed to act for it, and “you” includes that entity.
3. What our website is (and what it isn’t)
Our website gives general information about Venturebnb, short-term rental management and the markets we serve. We work to keep it accurate and current, but it may have errors or be out of date, and we may change it at any time without notice.
Nothing on the Services is an offer to manage your property, a contract, or a promise of any result. Prices, services, availability and terms are set only in a written agreement signed by you and us. We may decline to work with any property or person for any lawful reason.
4. Revenue figures, case studies and testimonials
Our site shows figures like average revenue increase, occupancy, ratings, review counts and property counts, along with case studies and owner testimonials. Please read them this way:
- Averages are averages. For example, 37% is the average revenue increase across the properties we manage. Every listing is different, and this average does not guarantee results for yours.
- Case studies and testimonials are real owners’ experiences. They are not typical or guaranteed results. Your results depend on your property, its location, condition, size, pricing, season, local rules, market demand and other things outside our control.
- Figures have a time and a source. Where we can, we say what time period and data a number covers. Numbers change over time.
- Revenue audits and estimates are opinions. A free revenue audit, market analysis or projection is our good-faith estimate based on information available at the time, including information you give us. It is not an appraisal, a promise of income, or financial, tax or investment advice.
- Testimonial relationships. Owners in our testimonials are or were Venturebnb clients.
We do not offer performance guarantees on the website. Any guarantee we offer, such as a satisfaction guarantee, applies only as written in a signed management agreement, and its terms there control.
5. Property management services are governed by a signed agreement
If you become a Venturebnb owner client, your relationship with us is governed by your signed management agreement and its addenda. Where your agreement and these Terms conflict, your agreement controls. These Terms continue to apply to your use of the website and other Services.
6. Guest stays and bookings
You can browse homes we manage on our website. When you book, you book and pay through a booking platform, such as our booking engine provided by Guesty, Airbnb, Vrbo or Booking.com. Your reservation is governed by:
- that platform’s terms, payment rules and cancellation policy;
- the rental agreement and house rules for the home; and
- the law where the home is located.
Prices, fees, taxes, availability, photos and amenities shown on our website are for general information and can change. What you see at checkout on the booking platform controls. Photos show a home at one point in time, and furnishings may change.
Guests must follow the house rules, occupancy limits, quiet hours, parking rules and local laws, and may be asked to verify their identity before check-in. We may cancel or end a stay that breaks them, as the rental agreement and platform rules allow.
7. Regulation, permit and tax information
Our guides and articles about short-term rental rules, permits, zoning, taxes and HOA rules are general information only. They are not legal, tax or financial advice. Rules change often and depend on your exact address and situation. Before you act, check with the government office that issues permits where your home is, and talk to a licensed attorney, CPA or tax advisor. You are responsible for your property’s compliance with the law, unless a signed management agreement says we will handle a specific task.
8. Text message program terms
Program. Venturebnb Owner Updates. If you check the text box on one of our forms, you agree that Venturebnb may send you text messages about your inquiry, call reminders, your revenue audit, your property and our services, including marketing messages, to the number you gave us. Messages may be sent using automated technology. Consent is not a condition of any purchase. If you text us first without checking the box, we’ll reply about your request only. We send marketing texts only to people who checked the box.
- Frequency: message frequency varies.
- Cost: message and data rates may apply. Check your mobile plan.
- Stop: reply STOP to any message to opt out. We’ll send one message confirming you’re opted out, then stop. You can also opt out by telling us any other reasonable way, such as by email or phone, and we’ll honor it within 10 business days, usually much sooner.
- Help: reply HELP, email hello@venturebnb.com, or call (502) 660-8157.
- Carriers are not liable for delayed or undelivered messages.
- Your number. You confirm you are the subscriber or regular user of the number you give us. If you change or give up that number, please tell us or reply STOP so we don’t text the new owner.
- Privacy. We do not share mobile numbers or text opt-in data with third parties or affiliates for their marketing. See our Privacy Policy.
9. Calls and recordings
If you give us your phone number or book a call, you agree we may call you at that number about your request. Calls may be recorded and transcribed for quality, training and records. If you don’t want that, tell us and we’ll stop recording or end the call. We don’t make autodialed or prerecorded marketing calls to you without your written consent, and we keep an internal do-not-call list.
10. Your submissions and feedback
When you send us information, photos, messages, reviews or feedback (“Submissions”), you confirm that you have the right to share them and that they are accurate and not misleading.
You keep ownership of your Submissions. You give us a non-exclusive, royalty-free, worldwide, perpetual license to use, copy, store and display them to provide and improve the Services. We won’t use your name, likeness, photos or review in our ads or as a testimonial without your separate permission.
If you send us ideas or suggestions, we may use them without owing you anything.
11. Acceptable use
You agree not to:
- give false information, pretend to be someone else, or submit forms for someone without their permission;
- send spam, malware or anything harmful, or try to break, overload or get around the security of the Services;
- scrape, copy or harvest our content, listings, photos or data with bots or automated tools, or use them to train AI models, without our written permission;
- use the Services to break any law or anyone’s rights, including privacy and intellectual property rights;
- post anything unlawful, threatening, harassing, defamatory, hateful or obscene; or
- use the Services to compete with us by copying our pages, systems or listing content.
We may block or limit access for anyone who breaks these Terms.
12. Our content and trademarks
The Services and their content, including text, photos, videos, designs, logos, software and the names of our programs, belong to Venturebnb or our licensors and are protected by copyright, trademark and other laws. We give you a limited, revocable, non-transferable right to view and use the Services for your own personal or business evaluation. You may not copy, change, sell or reuse our content without our written permission. “Venturebnb” and our logos are our trademarks. Other names and logos (like Airbnb, Vrbo and Guesty) belong to their owners and don’t mean they endorse us.
13. Copyright complaints
If you believe content on our Services infringes your copyright, send a notice to our designated agent with: your physical or electronic signature; a description of the work; where the content is on our site; your contact details; a statement that you believe in good faith the use isn’t authorized by the owner, its agent or the law; and a statement that the information in your notice is accurate and, under penalty of perjury, that you are the owner or authorized to act for the owner.
If content you posted was removed and you believe that was a mistake, you may send our agent a counter-notice as the Digital Millennium Copyright Act allows. We may end access for anyone who repeatedly infringes.
Designated agent: Copyright Agent, Venturebnb Co., 809 E Chestnut St, Louisville, KY 40204, hello@venturebnb.com.
14. Third-party sites and services
The Services link to or include sites and tools run by others, such as booking platforms, scheduling tools, maps and video players. We don’t control them and aren’t responsible for their content, terms or privacy practices. Your use of them is at your own risk and under their terms.
15. Disclaimers
TO THE FULLEST EXTENT THE LAW ALLOWS, THE SERVICES AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT AND ACCURACY. WE DON’T WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, SECURE OR ERROR-FREE, OR THAT ANY ESTIMATE, FIGURE OR RESULT WILL BE ACHIEVED. SOME STATES DON’T ALLOW THESE DISCLAIMERS, SO SOME MAY NOT APPLY TO YOU.
This section and Section 16 don’t change any warranty or promise we make in a signed management agreement or rental agreement.
16. Limitation of liability
TO THE FULLEST EXTENT THE LAW ALLOWS, VENTUREBNB AND ITS OWNERS, OFFICERS, EMPLOYEES, CONTRACTORS AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA OR BUSINESS OPPORTUNITIES, ARISING FROM OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE WEBSITE AND OTHER SERVICES, EVEN IF WE WERE TOLD THEY WERE POSSIBLE.
OUR TOTAL LIABILITY FOR ALL CLAIMS ARISING FROM OR RELATED TO THE WEBSITE AND OTHER SERVICES WILL NOT BE MORE THAN ONE HUNDRED U.S. DOLLARS ($100).
These limits don’t apply to liability that can’t be limited by law, such as for fraud, gross negligence or willful misconduct, and they don’t limit or replace terms in a signed management agreement or rental agreement, which control for claims about those agreements.
17. Dispute resolution, arbitration and class action waiver
Please read this section carefully. It affects your rights.
a. Talk to us first. Before starting any claim, you agree to send a written notice describing the dispute and the relief you want to Venturebnb Co., Attn: Legal, 809 E Chestnut St, Louisville, KY 40204, and hello@venturebnb.com. We’ll send notices to the contact details we have for you. We both agree to try in good faith to resolve it within 60 days. Time limits for filing are paused during those 60 days.
b. Agreement to arbitrate. If we can’t resolve it, you and Venturebnb agree that any dispute, claim or controversy arising from or relating to the Services or these Terms (including whether this section applies, except as part h says) will be resolved by final, binding arbitration on an individual basis, not in court. This includes claims about our texts, calls, emails, websites, tracking tools and privacy practices.
c. Exceptions. Either of us may (1) bring an individual claim in small claims court if it qualifies and stays there, and (2) ask a court to stop infringement or misuse of intellectual property. This section doesn’t cover disputes under a signed management agreement or rental agreement that has its own dispute terms; those terms control.
d. Rules and place. The arbitration will be run by the American Arbitration Association (AAA) under its Consumer Arbitration Rules, as changed by this section. The rules are at adr.org. If the AAA decides other rules apply, we’ll pay any filing and administrative fees above what you’d pay to file in court. A single arbitrator will decide. The arbitration will take place in the county where you live or another place we agree on, or by video or written submissions. Otherwise, fees will be paid as the AAA rules provide. The Federal Arbitration Act governs this section.
e. Class action and jury waiver. YOU AND VENTUREBNB AGREE TO BRING CLAIMS ONLY IN YOUR OR OUR INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY CLASS, COLLECTIVE, CONSOLIDATED OR REPRESENTATIVE ACTION. THE ARBITRATOR MAY GIVE RELIEF ONLY TO THE INDIVIDUAL PARTY AND ONLY AS NEEDED FOR THAT PARTY’S CLAIM. YOU AND VENTUREBNB BOTH GIVE UP THE RIGHT TO A JURY TRIAL.
f. Mass filings. If 25 or more similar demands are filed by the same or coordinated counsel, the AAA’s Mass Arbitration Supplementary Rules apply.
g. 30-day right to opt out. You can opt out of this arbitration agreement by sending a written notice to hello@venturebnb.com or our mailing address within 30 days after you first agree to these Terms. Include your name, address, email and phone, and a clear statement that you opt out of arbitration. Opting out doesn’t affect the rest of these Terms.
h. If part of this section fails. A court, not an arbitrator, decides whether parts e, f and h are enforceable. If the class action waiver is found unenforceable for a claim, that claim (and only that claim) must be brought in court under Section 19, and it will be paused until the individual arbitrable claims are decided. Any claim for public injunctive relief will go to court under Section 19 after the individual claims are arbitrated. If any other part of this section is found unenforceable, the rest still applies.
18. Indemnity
To the extent the law allows, you agree to defend, indemnify and hold harmless Venturebnb and its owners, officers, employees and agents from claims, losses, costs and expenses (including reasonable attorneys’ fees) arising from your misuse of the Services, your Submissions, or your breach of these Terms or the law.
19. Governing law and venue
These Terms are governed by the laws of the Commonwealth of Kentucky and applicable U.S. federal law, without regard to conflict-of-law rules. Any claim not sent to arbitration will be brought only in the state or federal courts located in Jefferson County, Kentucky, and you and we agree to their jurisdiction. This doesn’t take away any protection you have under the laws of the state where you live that can’t be waived by contract.
20. Changes to the Services or these terms
We may change, pause or stop any part of the Services at any time. We may update these Terms. When we do, we’ll change the “Last updated” date. For big changes, we’ll also give notice by email (if we have yours) or on the site. Changes apply from that date going forward, but changes to Section 17 won’t apply to a dispute we already knew about before the change. You may reject a change to Section 17 by emailing hello@venturebnb.com within 30 days of it; the earlier version of Section 17 will then keep applying to you. If you keep using the Services after a change, you accept the updated Terms.
21. General terms
These Terms and the Privacy Policy are the whole agreement between you and us about the website and other Services, except where a signed agreement controls. If any part is found unenforceable, the rest stays in effect. If we don’t enforce a part right away, we don’t give up the right to enforce it later. You can’t transfer these Terms without our consent; we may transfer them in a merger, sale or reorganization. Neither of us is responsible for delays caused by events beyond reasonable control. Headings and short-version summaries are for convenience; the full text controls. Notices to you may be sent by email or posted on the Services.
22. Accessibility
We want our website to be usable by everyone, including people with disabilities, and we work toward the Web Content Accessibility Guidelines (WCAG) 2.2, Level AA. If you have trouble using any part of the site, email hello@venturebnb.com or call (502) 660-8157 and we’ll help you get the information you need and work to fix the problem.
