"I did underestimate the value of property management."
Ben · Bardstown, KY
Ben and his partners self-managed their Bardstown homes before switching.
Weeks without having to think about the homesRunning it themselves
Ben is a mortgage broker. He and his business partners owned short-term rentals in Bardstown, Kentucky, and ran them on their own. They listed on Airbnb and Vrbo, set prices with PriceLabs and did fine.
The work kept growing, though. Someone had to drive out late at night to restock toilet paper or fix a problem. In Ben's words, it got to the point where it was "more than a part-time job or a hobby."
Why he called
Ben was skeptical of property managers because of the costs and fees. He wanted to be home with his family, though, and know that someone would take care of the homes.
He and a business partner met Corbin over lunch. That conversation gave him, as he put it, "enough faith" to give it a try. They signed in January 2025.
The first weeks
The first Bardstown home went live with Venturebnb on January 31, 2025, a week after signing.
Ben flagged the big weeks right away, like Derby and the Bourbon and Beyond festival. The team set high rates for those dates early and adjusted them as each event got closer.
What changed
The second Bardstown home joined in September 2025, followed by a home in New Albany, Indiana that fall. In 2026, Ben moved a Florida rental over too, after a bad experience with its previous manager.
The work came off his plate. He says he found himself going weeks and months without even thinking about the homes, and that handing them over took fear away and gave him time back.
Where it stands now
Ben now has four homes with Venturebnb. Over the 12 months from September 2025 to August 2026, the Bardstown homes he owns with his partners earned $152,346 at 66% occupancy, with a 4.89-star rating across 113 guest reviews.
