Joe · Louisville, KY

Joe self-managed his renovated Paristown Pointe house before switching.

Booked at least 80% of the month

A great house that sat empty too often

Joe is a real estate investor. He renovated a 3-bedroom house in Paristown Pointe from top to bottom and listed it on Airbnb himself.

Guests loved it, and the reviews showed it. The bookings didn't keep up. Joe priced the house high because of all the work he'd put into it, and he didn't want to drop the rate. In his words, it came down to ego. He worried that lower prices would bring the kind of guests he didn't want in a house he'd just finished.

Why he called

Corbin, Venturebnb's Louisville specialist, reached out to Joe in 2024 and kept in touch. Joe's biggest worry was simple. Would someone else take care of the house the way he did?

The relationship with Corbin is what got him past that. He trusted Corbin, so he handed over the keys. His instructions were short. Run it, and send him the revenue.

The first weeks

Venturebnb set up the property in mid-August 2024. The first job was the price. Joe had been holding out for a nightly rate the market wouldn't pay, and the calendar showed it.

The team reworked the pricing strategy and took those calls off Joe's plate. He stopped setting rates based on what the renovation cost him.

What changed

The calendar filled. Joe says the house is now booked at least 80% of the month, and the revenue went up with it.

He used to bring in about $18,000 to $20,000 a year on his own. Now he's "pretty certain" it's over $30,000. He also stopped running the house. Venturebnb's team handles the grass cutting, snow shoveling and the maintenance inside and out.

Where it stands now

By July 2026, two years in, Joe described himself as a passive owner. He collects a direct deposit once a month and spends the time on his family, travel and finding his next deal.

His advice to owners on the fence is to put the ego aside and give the team a shot. He recorded that advice on video in July 2026, and you can watch it above.
