Derby Week isn’t just Derby Day. It runs from Tuesday through Sunday with events every day. Your five-to-seven night window commands rates that take three months to match at normal occupancy.

Pricing Strategy
Derby guests are planners. Many book 6–12 months in advance. If your calendar isn’t open and priced by November for the following May, you’re losing early-bird bookings to competing properties.
A 2-night minimum leaves money on the table. Most Derby guests want Thursday through Sunday minimum. A 4–5 night minimum captures the full high-rate window.
Kentucky Oaks draws 100,000+ attendees. Many serious racing fans prefer Oaks Day to Derby Day. Price it at or near Derby Day rates, it earns them.
The temptation to drop rates if you’re not booked by April is misguided. Last-minute Derby buyers pay premium rates. Derby inventory is finite, hold your price.

Off-street parking is worth real money during Derby Week. Highlight it prominently in your listing, guests pay measurably more for a property with guaranteed off-street parking.

Derby guests, especially corporate groups, have options. A well-photographed, premium-staged listing means $700/night instead of $500/night on the same property.
